We all know that just yesterday, Apple has released the third pre-release version of the iOS 5. The iOS 5 beta 3 came with a lot of bug fixes and as well as overall improvement in performance. So as new beta versions come in, you can expect that your neighborhood friendly jailbreak developer will update their jailbreak tools in order to keep up with Apple. And this time it is iH8sn0w's sn0wbreeze and iPhone Dev Team's Redsn0w.
It has already been confirmed by iPhone Dev Team member MuscleNerd that Redsn0w 0.9.8 will work with iOS 5 beta 3. You can jailbreak beta 3 by simply pointing Redsn0w to iOS 5 beta 1. But there have been issues with some apps bought from the App Store to not work when jailbroken with Redsn0w. Fortunately, the iPhone Dev Team are quick on their feet and was able to release an update in order to fix the particular issue.
Now Redsn0w 0.9.8 beta 2 is now available for jailbreak fans so they can jailbreak their iPhone, iPad or iPod Touch with iOS 5 beta 3 and avoid problems such as non-working apps. From the iPhone Dev Team:
We’ve update redsn0w to account for the sandbox changes that affected App Store apps in 5.0b3 (and it now recognizes the IPSWs for all three betas so far). If you already jailbroke 5.0b3 using the previous redsn0w, you don’t need to re-jailbreak…just use this updated version to boot tethered. Start pointing redsn0w at the 5.0b3 IPSW starting with 5.0b3.
Meanwhile, another famed hacker iH8sn0w has also made an update to his jailbreak tool, sn0wbreeze for Windows. What's neat about this tool is that it does not only jailbreak your device with iOS 5 beta 3 but it also preserves the baseband of iPhone 4 and 3GS which is really useful for those who utilized Ultrasn0w or Gevey SIM in order to unlock their devices.

Those wondering, the jailbreakme exploit
cannot be integrated into applications
such as PwnageTool/redsn0w/sn0wbreeze.
redsn0w seems to be having sandbox errors
due to it using the old b1 kernel.
I and many others have not seen any issues
with sn0wbreeze related to App Store apps.

@MuscleNerd is working on a fix.
